Whether you’re selling your own home or helping a parent downsize, figuring out what to do – and getting it done – can feel overwhelming, even on a good day. We help you decide what’s worth improving, make a plan and take on the work.

We put 20% of our anticipated listing commission toward preparing your home for sale, along with our time, energy and elbow grease.

For a home expected to sell for $1 million, that’s $5,000 invested before listing.

Based on a 2.5% listing commission.

We don’t just tell you what needs to be done. We help get it done.

We plan what needs to get done, coordinate the details and bring in the right people when needed. We’re also there ourselves – painting, prepping, doing donation runs, moving furniture and staging – all to get your home ready for buyers and take more off your plate.

Along the way, we listen, check in and help take things off your plate. Getting you the best possible sale price for your home matters to us – and so does how you feel getting there.

How it works

  3. We invest and get to work.Through the Giveback, we put part of our anticipated commission – and our time and elbow grease – into getting your home ready.
  4. We bring your home to market.With staging, professional photography and a marketing plan, we help your home make a strong first impression.
Why don’t we just give you a commission discount?

We know that money can do more for you when it’s put to work before your home goes on the market.

On a $1 million home, our Giveback contribution is $5,000. As a commission discount, that would save you $5,000. Instead, we invest it in improvements that help your home appeal to buyers and achieve a stronger sale price.

Here’s the simple comparison:

A $5,000 discount= $5,000 saved.
A 1% higher sale price on a $1 million home= $10,000 more in sale proceeds.

That’s twice the value of the discount. And that’s the purpose of the Giveback: to help you come away with more by getting your home ready to sell well.

When you hire me as your realtor, you get the whole Bradbury team: myself, Dianna, Mackenzie and Michael. We bring our unique expertise and a shared commitment to making the home-selling journey feel less overwhelming and considerably more human. We take your sale seriously. Ourselves? Photographic evidence suggests otherwise. You’ll feel the relief of having people in your corner who bring the vibe, roll up their sleeves and get things done. The ceramic chickens have yet to contribute meaningfully, but we remain optimistic.

Monika Younger

Somewhere between raising two teens and helping people move into their next chapter, I’ve become a firm believer that everything is figure-out-able. Some things may just require a deep breath and a brief word with the universe.

I want to hear what you want. I want to know what this move means to you, what you’re excited about and which part feels like a lot right now. A house can hold decades of memories and “time for a change” doesn’t always mean the change feels easy. We’ll make room for that and then make a plan.

I bring a calm approach, a willingness to get my hands dirty and a sense of humour. Although selling your home is a serious undertaking, there’s no reason you can’t also enjoy the process.

A few things about me
  • Solo mom of two teens. Negotiations are part of daily life.
  • Real estate investor and five-star Airbnb owner. I take making people feel at home quite literally.
  • Co-host a monthly meditation meetup. Inner peace isn’t a competition, and I’m winning.
  • Abraham Hicks, Joe Dispenza and Bob Proctor (to name a few) have shaped how I approach life, possibility and the occasional plot twist.

Dianna Bradbury

Broker of Record

Dianna is our Broker of Record, though I often refer to her as my Real Estate Yoda. She brings the kind of perspective that comes from decades in the business and (thanks to her realtor father) a front row seat long before that. She’s usually handling ten things at once, but she’s always part of the conversation as we shape the strategy for your sale – sharing insights, talking through options and lending her experience to the process. Getting her to sit still for the team photo is a separate negotiation.

Mackenzie Donnelly

Stager and designer

Mackenzie is our stager and designer, and she’s been part of the Bradbury family since the beginning. Where you might see a room that hasn’t changed since 1999, she sees possibilities. She knows how to bring furniture, colour, texture and layout together to make a home beautiful, warm and inviting – the kind of space buyers connect with. Her skills extend well beyond aesthetics. She gets right into the painting and prepping, and she’s just as comfortable tackling a dated stair runner, hanging a mirror or carrying the heavy end of a sectional down basement stairs. Whatever stage we’re at, Mackenzie has something to contribute. At this point, we’re less concerned with what she can do and more curious about what she can’t.

Michael Bradbury

Wearer of Many Hats

Michael Bradbury is the reason so many things on our to-do list become things we’ve actually done. Furniture needs moving, light fixtures need changing, donations need dropping off? Michael. Someone needs to head back to the store for the thing we were absolutely certain we already had? Also Michael. He wears a remarkable number of hats, most of which involve helping someone or carrying something heavy. What we appreciate most is how much he cares. He puts that care into the practical work that makes your move easier, often behind the scenes and without much fuss. When we say you get a team that does the work, Michael is a big part of that promise. He’s probably doing work right now while the rest of us are reading his bio.
